Discover the Costa Blanca's last real fishing town

La Vila Joiosa is best known for the row of painted houses along its seafront — colours the fishermen chose so they could pick out their own home from open water. The town still works for a living: the auction runs at the port most weekday afternoons, and Valor has been making chocolate here since 1881.

It sits between Alicante and Benidorm, with tram line 1 running to both, blue-flag sand in the centre of town, and four golf courses inside twenty minutes. Close enough for a Friday-night flight, quiet enough to be a home rather than a resort.

No agency sits in the middle, so there is no commission on either side. You use your own lawyer, exactly as you would in any Spanish purchase, and we deal with each other directly.

Walk-through

Video first if you are outside Spain, which most buyers prefer, then in person Thursday to Saturday.

Offer and deposit

Your lawyer drafts the contrato de arras. Ten per cent holds it and takes it off the market.

Notary

Completion at the notary in Villajoyosa, usually six to eight weeks later. Keys the same day.

What will it cost on top of the price?

Budget roughly 11–12% of the purchase price in the Valencian Community. Transfer tax on a resale is 10%, and notary, land registry and legal fees make up the rest. Your own lawyer will give you an exact figure.

Can I buy without being resident in Spain?

Yes. You need an NIE number, which your lawyer arranges, and a Spanish bank account for the utilities and community fee. Nothing about the purchase requires residency.

Can I rent it out when I am not there?

The tourist rental licence is held and transfers with the apartment, which is not something new applications can rely on in this town. Bookings run strongly from May to October.

How is it in August?

Busy, and worth knowing before you commit. The Moors and Christians festival takes over the seafront in late July, including the landing re-enactment on the beach below. Some buyers plan their year around it; others avoid the last week of July entirely.

Is the furniture included?

Either way. There is a separate inventory with a price on it, or the apartment is handed over empty. Say which you would prefer when you write.
